The Long-Term Cost of Renting vs. Buying in Mobile

By: Prime Realty Group | Your Top Local Real Estate Experts

With the average 30-year mortgage rate sitting at 7.40% in mid-October, plenty of Mobile-area renters are asking the same question: is buying even realistic right now? It’s a fair thing to wonder, and the answer isn’t the same for everyone. What’s worth understanding is where each choice leaves you five, ten, or thirty years from now.

What Renting Does Well

Renting has real advantages, and there’s nothing wrong with choosing it:

  • Lower upfront costs. No down payment and no closing costs.
  • Fewer surprises. When the water heater dies, it’s your landlord’s problem.
  • Flexibility. If a job change or a move is on the horizon, a lease is easier to walk away from than a house.

If you expect to move within a year or two, those benefits can easily outweigh the rest.

Where Renting Falls Short

Rent pays for a place to live, but it doesn’t leave you with anything you own. Picture a $1,500 monthly rent. That’s $18,000 a year, or $540,000 over 30 years even if the rent never went up, which it usually does. At the end, you’d have housing history and no equity.

What Owning Builds

When you own, a piece of each payment goes toward paying down your loan. Equity is the gap between what your home is worth and what you still owe, and it grows two ways: as you pay the balance down, and if home values rise over time.

The Federal Reserve’s 2025 Survey of Consumer Finances, as reported by TheStreet, put the median net worth of homeowners at $458,900, compared with $10,600 for renters. That’s roughly 43 times more.

A fair note: those are medians across all households, and homeowners tend to be older and earn more, so the house isn’t the only reason for the gap. But home equity is a major piece of most homeowners’ wealth, and that’s the part renters don’t get to build.

The Honest Math Right Now

Rates are the biggest hurdle today. Freddie Mac’s weekly survey showed the 30-year fixed rate at 7.40% on October 15, 2026, more than a full percentage point above where it was a year ago. On a $200,000 loan, that difference adds roughly $150 a month in principal and interest, based on our calculation.

Buying also comes with costs renters don’t face:

  • Down payment and closing costs
  • Homeowners insurance, which on the Gulf Coast can include wind and flood coverage
  • Property taxes
  • Maintenance and repairs

There are ways to make the numbers work. Shop several lenders, ask about down payment assistance programs (the Alabama Housing Finance Authority is a good place to start), and talk through your budget with an agent before you fall in love with a house. If rates come down later, refinancing may be an option, though nobody can promise that.

Is Now the Right Time for You?

Buying tends to make sense when you have steady income, a cushion for emergencies, and plans to stay in the home for several years. If that’s not you yet, that’s okay. Renting while you build savings and improve your credit is a perfectly good plan, especially if you know what you’re working toward.

The Bottom Line

Renting is easier on the budget this month. Owning is what builds an asset over the long run. The right answer depends on your income, savings, and timeline, and the quickest way to find it is to run your own numbers with someone local. You may be closer than you think, and if you’re not, you’ll leave with a clear plan for getting there.
