Maintaining a home doesn’t require calling a professional every time a minor issue pops up. Learning basic DIY repairs and routine upkeep can save thousands of dollars, prevent costly structural damage, and protect your property’s long-term resale value.
Whether you’re settling into your first house or maintaining a coastal property on the Alabama Gulf Coast, mastering these 20 fundamental home repair skills will keep your home running smoothly.
A running toilet can waste hundreds of gallons of water daily, significantly increasing your utility bills. Remove the tank lid to inspect the flush valve assembly. Frequently, the fix is as simple as reattaching a disconnected flapper chain or adjusting the float height. If the rubber flapper is worn or degraded, replacing it takes under 10 minutes and costs very little.
Harsh chemical drain cleaners can erode pipes over time. Keep a small sink plunger and a flexible drain snake on hand to remove hair and buildup manually. Once the main blockage is cleared, pour one cup of baking soda followed by boiling water and vinegar down the drain to fizz away residual gunk and leave the sink smelling fresh.
Lowering energy bills starts with proper thermostat programming. The U.S. Department of Energy recommends setting thermostats to 68°F in winter and 78°F in summer when home. In humid environments like Coastal Alabama, keep your AC set no higher than 80°F while away so the air conditioner runs periodically to prevent indoor mold and moisture problems.
Air leaks around drafty doors and windows account for noticeable energy loss. According to the EPA, sealing air leaks can save homeowners up to 15% on heating and cooling costs. Measure the perimeter of your exterior doors and operable windows, purchase adhesive foam or V-strip weatherstripping, and apply it firmly along the frame stops.
Caulking seals stationary gaps where air and moisture sneak into your home—such as around window frames, baseboards, and exterior trim. Choose a warm, dry day above 50°F, scrape away old peeling caulk, hold the caulking gun at a 45-degree angle, and apply a smooth, continuous bead before smoothing it down with a damp finger.
Hardwired smoke detectors with battery backups can trigger false alarms during cooking or high humidity. Locate the dedicated circuit breaker in your main electrical box so you can disconnect power during a false alarm. Test all units monthly and replace backup batteries twice a year when daylight saving time changes.
Ground Fault Circuit Interrupters (GFCI) protect against electrical shocks near water sources like kitchens, bathrooms, and garages. Test them monthly by plugging in a small device and pressing the “Test” button. The power should cut off instantly. Press “Reset” to restore power. If it fails to trip, hire an electrician to replace it.
In a plumbing emergency, turning off the water supply within seconds prevents severe flood damage. Find your main shutoff valve before an emergency occurs—typically along an exterior ground-level wall, in a crawlspace, garage, or near the water meter. Ensure every adult in your household knows how to turn it clockwise to stop flow immediately.
Before mounting heavy mirrors, shelves, or TVs, anchor hardware into a wooden stud. Electrical boxes are typically fastened to one side of a stud. Measure in 16-inch increments from an outlet, tap gently across the drywall until the hollow sound turns solid, or sweep a strong magnet across the wall to locate buried drywall screws driven into the stud.
A healthy tree enhances curb appeal and property value. Dig a hole 2 to 3 times wider than the root ball, keeping the depth shallow enough so the root flare sits slightly above soil level. Avoid piling mulch directly against the trunk, as “mulch volcanoes” rot bark and suffocate feeder roots.
Dirty condenser coils force your refrigerator compressor to work harder, shortening the appliance’s lifespan and increasing power bills. Unplug the fridge, locate the coils on the back or behind the lower front kickplate, and vacuum away built-up dust and pet hair using a narrow attachment once per year.
Grout is porous and absorbs dirt, mold, and hard water over time. Avoid harsh bleach, which breaks down grout seals. Instead, apply a paste of baking soda and water, spray with hydrogen peroxide or vinegar, scrub gently with a stiff nylon brush, and apply a sealant once a year to prevent future staining.
Repainting is one of the easiest ways to refresh your home before listing it on the market. Clean the walls, fill nail holes with spackle, sand smooth, and line trim with painter’s tape. Always cut in edges with an angled sash brush first, then fill in open wall space using a roller in overlapping “W” patterns.
Clogged filters restrict airflow, forcing your heating and cooling system to overwork and wear out prematurely. Inspect air filters monthly during high-use seasons and replace them every 60 to 90 days. Verify the filter size on the frame and ensure the airflow arrow points toward the blower unit upon installation.
Seasonal yard maintenance requires keeping power equipment in peak condition. Change engine oil once every season or after 50 hours of use. Disconnect the spark plug boot for safety, tilt the mower to drain dirty oil into an approved catch pan, replace the oil filter if equipped, and refill with fresh oil according to manufacturer guidelines.
Front-loading washers frequently trap moisture inside the rubber door gasket, causing mildew buildup and odors. Wipe down the rubber seal after your last load, leave the washer door cracked open when idle to encourage airflow, and run a monthly tub clean cycle using hot water and liquid chlorine bleach.
When mounting heavy items where no wall stud exists, use hollow-wall anchors. Self-drilling plastic anchors screw directly into drywall using a hand screwdriver. For heavier loads like shelving units or large artwork, drill a pilot hole and insert expanding toggle bolts that grip securely behind the drywall board.
Clogged gutters trap water, damaging fascia boards, roof shingles, and home foundations. Scoop out leaves and debris twice a year (spring and fall), then run a garden hose at full pressure down each downspout to clear out grit and verify proper drainage flow away from the foundation.
Standing water can trigger mold growth within 24 to 48 hours. If water leaks or storm flooding occur, turn off main power to affected areas only if you can safely reach the breaker panel without stepping in water. Immediately shut off the main water valve, photograph the damage for insurance claims, and run high-volume dehumidifiers and fans.
Inspect your attic twice a year, ideally during a heavy rainstorm. Use a flashlight to check for roof leaks around chimney flashing and plumbing vents, look for dark mold spots on rafters, ensure insulation isn’t blocking soffit vents, and check for signs of pest intrusion. Catching roof issues early saves tens of thousands in structural repairs.
